The cost of upgrading Energy Performance Certificates (EPC) in London could be less than feared.
According to a recent report by mortgage broker Habito, upgrading a house from an EPC rating of D to a C could cost around £6,155. However, landlord groups have claimed that upgrading from an EPC D to a C will cost less than many landlords fear, saving money on energy bills and environmental impact.
The current average EPC score is 60, which equates to a grade D. Achieving a grade C requires a nine-point improvement and much of this gain can be done relatively cheaply. For example, adding LED eco light bulbs or thermostatic radiator valves can each add 1 point to an EPC rating.
While the cost of upgrading EPCs may vary depending on the property, adding elements like loft insulation top up to get to around 300mm will make a big difference for little expenditure.
